Barren Hill Mortgage
An Alternative When Rent Coverage Doesn’t Fit

DSCR No-Ratio Loans

Some investment properties don’t meet a standard lender’s rental coverage requirement. A no-ratio investor loan may offer another path for an otherwise eligible property and borrower. Barren Hill Mortgage can review whether a no-ratio program is available for your investment scenario.

What Does No-Ratio Mean?

In a true no-ratio program, the lender does not require the property to meet a minimum debt service coverage ratio. A program allowing a low DSCR is not necessarily the same thing. We’ll confirm whether the lender waives the ratio or simply accepts a lower one.

What Still Matters?

Lenders may require strong credit, a larger down payment, additional reserves, and an eligible property. They may still request leases, rent information, and other documentation. These are business-purpose investment loans, not financing for a home you plan to occupy.

Compare the Tradeoffs

No-ratio options may have higher rates, lower borrowing limits, or different prepayment terms than standard DSCR loans. Send us the property details, expected rent, and financing goal.
