What does a DSCR lender review?

DSCR stands for debt service coverage ratio. These business-purpose investment programs generally emphasize property income relative to the required housing payment. They still involve credit, asset, property, and other underwriting requirements.

How is short-term rental income documented?

A lender may require actual rental history, booking-platform records, management statements, appraisal information, or another approved source. Some will not accept forecast-only income. Never assume a revenue projection is equivalent to qualifying rent.

Rental permission matters before the loan

Confirm the intended rental use with the municipality and, where applicable, the association. This matters for a property in the Philadelphia suburbs as well as a Pennsylvania vacation market. Mortgage approval does not grant a rental permit or override community restrictions.

A DSCR example

Hypothetical example: a lender accepts $3,000 in monthly qualifying rental income and uses a $2,500 monthly housing payment. Dividing $3,000 by $2,500 gives a ratio of 1.20. Whether that ratio meets a program's requirements depends on the lender. Booking revenue may require adjustments before entering this calculation.

What documents should you gather?

Provide the address, intended occupancy, purchase price or value, rent history if available, management information, taxes, insurance, association dues, entity documents if applicable, and an outline of your funds for closing.

Can I qualify using only a projection? Only if the selected lender accepts that documentation for your scenario. Many require other support.

Does a DSCR loan have no documentation? No. Alternative income qualification still requires underwriting and supporting records.

Can I use the property as my primary home? A business-purpose investment loan is not a primary-residence loan. Describe intended use accurately.

Should I check the prepayment penalty? Yes. Review any penalty, term, and refinance implications before choosing the loan.
